Chimney -- Chimney was repointed and extended through the roof with new cap and copper base flashing. It is not operational. Disinfection -- Fungal infestation, including dry rot, was extensive in wall framing prior to the initial stabilization of the building, and remaining materials showing evidence of infestation were removed or cleaned and painted with a fungicide sealer prior to the start of the carpentry and finish work of this phase. Floor Structural Reinforcement -- The existing floor was constructed with perimeter timbers framing a system of main joists organized across the narrow dimension of the building and subsidiary joists set in perpendicular. This is insufficient for the required live load of 100 lbs. per square feet. We proposed supplementing the existing structure by threading additional joist members between the existing framing. The upper floor was originally supported by partitions and was supplemented the same way as the first floor, with the addition of limited mid-span vertical support, located to allow encasement in primary display construction. Wall Framing Reinforcement -- Supplemental framing was be threaded into the balloon framed sidewalls and bolted to original members. Gable end walls were sheathed with plywood to enhance lateral stability. Reinforcement was be entirely hidden from view by finish materials. Thermal and Moisture Protection -- Exterior walls, lower and upper floor decks, and upper level ceiling were provided with fiberglass batt insulation and warm-side vapor barrier construction. Insulation of the upper floor permitted the efficient operation of heating and air conditioning at the lower level, independent of the upper level occupancy. Building Shiplag Siding and Trim -- The original siding materials were in very rough condition, having been sheathed under asphalt roll materials for the past 50 years. The siding was removed to allow for the inspection and repairs to the wood board sheathing. The contractor reinstalled the original materials where feasible, supplementing with matching side materials were needed. Windows -- Windows conditions ranged from extremely poor to missing. Most were replaced with wood framed 6 over 6 windows to match the originals. The front windows flanking the front door with 2 over 2 configuration were also replaced. Doors -- Replaced Wall and Ceiling Finish -- Replacement gypsum lath and skim-coat plaster finishes replicate the lines and profiles of the original installation, including the curved surfaces at the changes in plane on th upper level. Wood Finish Flooring - New southern pine flooring with clear urethane finish was provided at both floor levels. New plumbing, HVAC, and electrical systems were provided. Exterior concrete drainage troughs were provided. |
